IT IS FOR OUR TEXAS LOCAL GOVERNMENT CODE. IT CAN BE PROPERLY PLATTED.

IT IS ZONED SINGLE FAMILY SF-2 . THESE ARE THE EXISTING CONDITIONS.

THIS IS THE SUBJECT PROPERTY AND IT'S ABOUT 13.8 ACRES.

WE HAVE AN EXISTING CHURCH CAMPUS. THEY ARE PROPOSING AN EXPANSION.

SO THE REASON THEY HAVE TO REPLAT THEY'RE MOVING A UTILITY EASEMENT THAT WAS PREVIOUSLY PLATTED UP AGAINST THE CHURCH.

THEY'RE PLANNING SOME WALKWAYS IN THE BACK WHERE SOME OF THE RETENTION AREA IS AND ALL THEIR DEVELOPMENT WILL MEET ALL THE ZONING AND BUILDING REGULATIONS PROPERTY OWNER NOTIFICATIONS. NINE PROPERTY OWNERS WERE NOTIFIED, AND WE HAVE NOT RECEIVED ANY RESPONSES AS OF LAST FRIDAY.

AND STAFF RECOMMENDS APPROVAL OF THIS REPLAT.
