AND SO THAT'S AGENDA ITEM NUMBER ONE IS TO GIVE YOU AN UPDATE ON WHERE WE'RE AT WITH THOSE PROPERTIES.

1001 NORTH HIGHWAY 287.

IT'S ALSO MORE COMMONLY REFERRED TO AS THE AGVANTAGE BUILDING.

UH, IT SITS UP THERE RIGHT THERE AT THE CLOVERLEAF, UM, AT 287 AND 380.

AND SO RIGHT NOW, UH, WHERE WE'RE SITTING WITH THAT, THAT BUILDING IS STILL THERE IN EXISTENCE.

UH, THE AGREEMENT WITH THE OWNER REPRESENTATIVE SET THE COMPLETION DATE FOR 12-1-23.

HE DID ASK FOR AN EXTENSION ON THAT TILL JANUARY 1ST, AND WE AGREED THAT THAT WE COULD DO THAT.

IN THE MEANTIME, THEY HAVE COMPLETED THE ASBESTOS ABATEMENT FROM THAT BUILDING.

SO IT'S COMPLETELY CLEAR OF OF ASBESTOS.

JOHNNY WALL HAS BEEN WORKING WITH THE DEMO COMPANY TO BRING THE PROPERTY INTO COMPLIANCE, WHICH WILL BE FULL DEMO OF THAT PROPERTY.

ADDITIONAL TIME WAS REQUESTED BY THE OWNER ON 11-21-23, AND THE COMPLETION DEADLINE WAS MOVED TO ONE 1-24.

DEMO. THE DEMO COMPANY HAS BEEN IN TOUCH WITH THE INSPECTIONS DEPARTMENT AND WILL BE APPLYING FOR A PERMIT.

THEY'VE SAID THAT THEY'D GET IT INTO US THIS WEEK.

I HAVEN'T HEARD FROM THEM YET, BUT, UH, I'VE GOT FULL FAITH THAT WE'RE GOING TO MOVE FORWARD ON THIS.

UM, THEY MAY HAVE TO REQUEST ADDITIONAL TIME, DEPENDING ON WHERE THEY GET STARTED ON THE DEMO AT ON THIS, BUT WE FEEL LIKE THIS IS GOING TO BE COMPLETED IN SHORT ORDER.

UH, THEY DO HAVE A MARCH 1ST, 2024 COMPLETE COMPLETION REQUIREMENT FOR THE ENTIRE PROPERTY, AND THERE SHOULDN'T BE ANY, ANY REASON TO, UH, FOR THEM NOT TO MEET THAT DATE.

SO THAT BUILDING IS STILL IN EXISTENCE AND STILL THERE.

UH, BUT IT'S WORKING TOWARDS A DEMISE ON THAT.

IT HAD SOME PROBLEMS WITH PEOPLE GETTING IN THERE, A LOT OF TRASH BEING DUMPED ON THE PROPERTY.

THE CREEK BED WAS FULL OF TRASH AND DUMPED DEBRIS.

AND TODAY THAT'S THE CREEK BED.

THAT'S THAT'S OUT THERE THAT'S FULL OF DEBRIS.

THAT'S WHAT'S LEFT OF IT.

THE TOP PICTURE IS THE BACKYARD.

THE TOP RIGHT PICTURE IS THE CREEK BED WHERE ALL OF THAT DEBRIS WAS AT.

IT'S BEEN COMPLETELY REMOVED, BOTTOM LEFT, SHOWING THE POOL GOING AWAY.

THEY COLLAPSED THE SIDES OFF.

THAT FILLED IT IN, AND THEN EVERYTHING WAS REMOVED DOWN TO THE SLAB.

BUT BUT THEY ARE SECURED OFF THERE.

AND NO TRESPASSING SIGNS HAVE BEEN POSTED ON THIS ALSO.

ALL WORK HAS BEEN COMPLETE, ALL STRUCTURES REMOVED AND DEBRIS REMOVED FROM THE PROPERTY.

THE CASE WAS CLOSED 11-27-23.

THIRD LOCATION AT 1101 NORTH HIGHWAY 287.

SO THAT WAS THE OLD WESTERN SIZZLIN, THE RESTAURANT THAT'S UP THERE, UH, JUST SOUTH OF AL'S TRUCK STOP AND NORTH OF THE HOLIDAY INN EXPRESS, THAT'S OUT THERE ON 287.

UM, REMEMBER THE TOP LEFT CORNER PHOTO WAS, UH, WAS A PICTURE OF THE BUILDING.

ALL WORK HAS BEEN COMPLETED ON SITE, ALL STRUCTURES REMOVED, DEBRIS REMOVED FROM THE PROPERTY AND THE CASE WAS CLOSED 11-27-23.

FOURTH ONE WAS THE CONCRETE BUILDING THAT'S OUT THERE OUT ON 1601 ROSE AVENUE.

UH, YOU SEE THE LOCATION THERE ON THE MAP? THAT'S THE BUILDING.

IT WAS STANDING OPEN, HAD SEVERAL WINDOWS THAT WERE BUSTED OUT OF IT AND LOTS OF DEBRIS ON THE PROPERTY.

YOU SEE, NOW ALL THE DEBRIS HAS BEEN REMOVED.

SOMEBODY'S BEEN USING IT TO DUMP SHINGLES OUT THERE.

ALL OF THAT WAS REMOVED.

UH, BUILDING WAS BOARDED UP, CLOSED OFF.

AND YOU CAN SEE THE NO TRESPASSING SIGN WITH THE, UH, ENTRIES BLOCKED ON THE PROPERTY.

THE STRUCTURES SECURED, THE DEBRIS HAS BEEN REMOVED FROM THE PROPERTY, AND THE CASE WAS CLOSED ON 11-27-23.

BUT, UH, THEY DID GO OVER THERE, AND THEY SECURED THE BUILDING, SO IT'S SECURE.

BUT THE HOUSE IS IN BAD SHAPE.

WE'RE GOING TO HAVE TO DO SOMETHING WITH THAT, POSSIBLY GETTING IT DEMOED IN THE FUTURE.

SO. WE'RE WORKING ON THAT NOW, TRYING TO GET COMPLIANCE OUT OF THAT.

IT PROBABLY NEEDS TO BE DEMOED AND WE'LL PROBABLY BRING OUT BEFORE YOU ALL IN THE FUTURE.

THE COUNCIL OF GOVERNMENT APPROVED AMENDMENTS FOR THE 2023 NATIONAL ELECTRIC CODE.

THERE'S NOT A LOT OF THEM IN THERE.

I SERVED ON THAT BOARD FOR COG UH, TO REVIEW THE NATIONAL ELECTRIC CODE.

UH, NOW, THOSE ARE HIGH LEVEL, UM, AMENDMENTS.

THEY HAVE BEEN VETTED THROUGH THE PROCESS THAT THEY DO NOT REDUCE ANY SAFETY STANDARDS, WHICH IS A MANDATE ON THAT.

WE CAN WE CAN AMEND THE CODE, WE CAN MAKE IT MORE STRICT.

WE CAN PROVIDE ALTERNATIVES THAT ARE JUST AS STRICT, BUT WE CAN'T REDUCE A SAFETY REQUIREMENT THAT'S PUT OUT BY A NATIONAL MODEL CODE.

SO GENERALLY WE ADOPT THE COG AMENDMENTS.

WE HAVE MODIFIED SOME OF THOSE COG CODE AMENDMENTS IN THE PAST, BUT I WANTED TO MAKE SURE THAT THE BOARD HAD AN AMPLE OPPORTUNITY TO READ THROUGH THOSE COG AMENDMENTS.

AND WHAT WHAT THAT ACTUALLY MEANS WHENEVER WE ADOPT SOME OF THESE CODES THAT GOES ON THERE .

THESE CODES ARE REALLY IMPORTANT WITH KEEPING UP WITH OUR ISO RATING FOR THE CITY, AND WE GET GRADED ON THAT ISO RATING EVERY 4 TO 6 YEARS.

AND SO WE'RE COMING UP ON ONE IN THE NEXT TWO YEARS.

AND WE WANT TO MAKE SURE THAT WE'RE AHEAD OF THAT CURVE.

AND WE'RE NOT HAVING TO ADOPT CODES TO KEEP AN ISO RATING BECAUSE IT STILL IMPACTS YOUR ISO.
