WE'RE GOING TO GO TO ITEM NUMBER ONE AND THAT'S CONSIDER AND TAKE APPROPRIATE ACTION REGARDING THE APPROVAL OF THE P&Z COMMISSION MEETING MINUTES FROM OCTOBER THE 4TH, 2022.

TONIGHT, WE ONLY HAVE ONE ITEM ON THE CONSENT AGENDA AND THAT IS THE PRELIMINARY PLAT FOR PALOMA TRAILS.

IF YOU'LL RECALL, YOU GUYS DID APPROVE THE PLANNED DEVELOPMENT, ANNEXATION AND COMPREHENSIVE PLAN AMENDMENT AT YOUR LAST MEETING AND NOW THEY'RE BEFORE YOU WITH THEIR PRELIMINARY PLAT.

THE PLAT DOES MEET OUR MINIMUM REQUIREMENTS AND I WON'T READ ALL OF THAT, BUT THERE ARE A NUMBER OF LOTS RESIDENTIAL AND COMMERCIAL.

THE PRELIMINARY PLAT DOES MEET OUR MINIMUM REQUIREMENTS AND STAFF IS RECOMMENDING APPROVAL.

COMMISSION TO TAKE ACTION TO MAKE A RECOMMENDATION TO CITY COUNCIL REGARDING A SHARED PARKING AND ACCESS AGREEMENT BETWEEN DECATUR OPPORTUNITY FUND 2 LLC, WHICH IS LOCATED AT 1400 AND 1404 SOUTH FM 51.

THIS IS THE SOUTHERN TRACT OWNER AND FX5 REAL ESTATE LP.

THE ADDRESS IS 1300 SOUTH FM 51, THE NORTHERN TRACK, THE OWNER.

DICKEY'S IS COMING IN TO.

WELL, THAT'S GOOD.

I'M DICKEY'S IS ACTUALLY LOCATING IN THE 1400 BUILDING, AND WHEN WE REVIEWED THE PLANS, WE REALIZED THAT THEY DON'T HAVE ENOUGH PARKING.

AND SO MR. ADAMS AND HIS GROUP DECIDED TO SPEAK WITH MR. FULLER, THEIR PARTNERS, TO SEE IF THEY COULD SHARE PARKING FOR THAT ENTIRE COMPLEX, NOT JUST FOR DICKEY'S, BUT FOR ANY FUTURE LEASES FOR THE BUILDING.

AND SO THEY HAVE COME UP WITH AN AGREEMENT PER OUR ZONING REGULATIONS.

YOU GUYS HAVE TO MAKE A RECOMMENDATION TO THE CITY COUNCIL, EITHER IN SUPPORT OR DENIAL OF THE PARKING AGREEMENT SO THAT THEY CAN MOVE FORWARD WITH THE PERMIT.

OBVIOUSLY, A VOTE OR A RECOMMENDATION FOR APPROVAL WOULD GO A LONG WAY TOWARDS GETTING THAT DICKEY'S PROJECT MOVING.
